A Step-by-Step Home Seller's Guide

Step 1: Understand Why You're Selling

Step 2: Determine Selling Price

Pricing your home correctly is one of the most important parts of the selling process. When you set a fair price in the beginning, you’ll get the most interest from other real estate agents and prospective buyers. Overpricing your home, even as little as 10%, could lead to reduced interest, more time on the market and less chance of you receiving the maximum amount of money for your property. Step 3: Start Preparations

If you’ve kept your home in showroom condition since you’ve lived in it, you’re in the minority of homeowners. Once you decide to sell your home, it’s time to start getting it ready to be shown to potential buyers. This includes getting rid of clutter and depersonalizing the space so that buyers can envision themselves and their belongings in the home. Making any small repairs and doing a deep clean to make sure your home is in pristine condition will help you yield better offers. Step 4: Develop a Marketing Strategy

First and foremost, high-definition, professional photography – including video and aerial photos, when appropriate, is the minimum foundation for drawing attention to your listing. Bersch Fine Homes will then develop a marketing strategy that is comprehensive, personalized and perfect for advertising your specific type of home. This involves listing the home in multiple markets and then driving the right people to that listing through social media campaigns, agent-to-agent referrals and traditional media and mailings. Step 5: Evaluate Offers

Receiving an offer is an exciting part of the process, but it doesn’t mean the journey is over. Bersch Fine Homes will help you closely evaluate each offer and make sure the party making the offer is prequalified or pre-approved for the amount of the offer. Aside from purchase price, there are many other aspects and details that can either add or detract from the attractiveness sensibility of the offer. We will help you decipher those details and together we can determine if it is in your best interest to accept the offer, decline the offer, or create a counter-offer to the prospective buyer. In the event of multiple offers, we will create a comparison chart to make this process even easier for you.

Step 6: Accept an Offer

Once we deem the offer is acceptable and in your best interest, we will review the proposed contract to make sure everything is in order and complete. This includes necessary components such as earnest money deposit amount, down payment, financing-if applicable, inspection rights and repair allowances, any contingencies, close of escrow date, and a list of various fees and who is expected to pay them. When both selling and buying parties have agreed to the terms, a final contract will be prepared for your acceptance.

Step 7: Get Ready to Close

You have accepted an offer and are now very close to the end of your selling journey. But first, Bersch Fine Homes and the selected title agency will make you aware of what needs to be done before closing. In some cases, your home may need to be formally inspected, surveyed, and appraised. In other cases, major or minor repairs will need to be made before the sale can be completed. During this time, you can also make plans to handle final details such as canceling utilities and changing your address with the U.S. Postal Service. If you haven’t done so already, you will also need to make arrangements to move out of the home so the new buyer can take possession at the mutually determined time.

Step 8: Close

You’ve reached the last step in the seller’s process. When you close on a home you are selling, you are legally transferring ownership of the property to the new buyer. We will meet with the title agency closing the transaction to sign the final paperwork, answer any questions you may have and go over any issues that have not yet been taken care of. Once the signed documents are recorded with the County, we will relinquish the property to the new owners.
